What We Do


Simply put, we buy real estate worth buying. For us, those properties are apartments with upside. That said, we invest for ourselves, individuals, families, trusts, funds and publicly traded companies with a focus on producing growth, cash flow, and tax benefits.

As sponsors, we're our only universal investor, providing all of the seed money for every transaction and significant amounts of purchase money. We have our own money in every deal on the same terms as our investors. Every single investment we sponsor and fund is a partnership or an investor group, but we're the first in and the last out. Our assets are on the line, day in and day out.

We also commit our time, diligence, relationships and elbow grease to every transaction, and every time we offer space to our clients as co-investors. We never isolate the top deals for ourselves or select insiders, we always put our own money where our mouth is, and we always bear the up-front costs and risks alone, until we're ready to close.

So our investment objectives are always framed with Risk/Reward foremost in mind. We've got too much at stake to have it any other way: our time, money, and careers, and funds from colleagues and clients, family and friends. So the right way has to be the only way. Doing it poorly just doesn't add up. It just doesn't count.
