Our joint venture platform allows our investment partners to work with a seasoned, vertically integrated, institutional platform. We work with best-in-class capital partners where we can meaningfully invest general partner capital alongside our partners ensuring incentives and actions are clearly aligned.
Programmatic Joint Ventures
We are in a relationship driven business. We view a more formalized investment program via programmatic joint ventures and separate accounts as a natural way for our capital partners focused on control to invest in our best thinking and resultant deal flow.
Discretionary Funds
Starting with the higher return oriented, $52m fundraise of HZ General Partner (GP) Fund I in 2023, our discretionary funds platform will continue to be a growth area for the firm. In 2024, we’ll begin raising capital for a seeded, multi-billion dollar, long duration structure focused on capital preservation and cash flow.

For a cash investment, the minimum is $50,000.

For a 1031 exchange, the minimum is $100,000.

How are my investments structured?

Cash investments are typically in an LLC partnership, which can be invested in one or more properties.

1031 investments are typically in a Delaware Statutory Trust (DST) direct with Hamilton Zanze.

How long do I have to commit to an investment?

Our usual hold time on any given property is seven to 10 years. Hamilton Zanze was created to help build generational wealth for both Hamilton Zanze and our investors.
